The Marling is a 4-story, mixed-use project with 228 multifamily units and 15,200 square feet of office/retail space situated on 3.9 acres of land. The property lies adjacent to the Yahara River along the city’s primary local thoroughfare, E. Washington Avenue, with additional frontage on Main Street, in the city’s emerging Capitol East District. The clubhouse and leasing offices will be accessed from E. Washington Avenue, which includes the commercial space that wraps the corner with the Yahara River. The property’s design maximizes the water frontage with a private courtyard and plaza that open onto the river, and provides direct access to the city’s key bike paths. The buildings step up from two stories on Main Street to three levels along the river, and four stories on E. Washington. West facing units beginning at the second floor will have direct views of the Wisconsin State Capitol building which is 1½ miles from the site via E. Washington. The Marling contains a mix of 1, 2, and 3-bedroom apartments with an average unit size of 849 square feet.  The site was acquired, developed and stabilized over a 35-month time period and sold in April 2020.
