Office Investment Criteria

M-M Properties’ office investment strategy is focused on the opportunistic investment in core-plus properties and value-add acquisitions of high quality, well located, real estate assets in selected growth markets.  To this end, M-M Properties will focus on opportunities that represent: (i) transitional or distressed situations; (ii) capital or repositioning challenges; (iii) assets below replacement cost; and/or (iv) market recovery opportunities.  For office investment, M-M Properties targets markets with strong prospects for long-term employment growth, high office-using employment base, high household income, educated workforce, and population growth.  Within individual markets, M-M Properties will target:

  • established urban and suburban nodes;
  • higher quality multi-tenant Class-A and Class-B+ assets;
  • assets in excess of 200,000 square feet;
  • assets with distinct leasing advantages due to quality architecture, great floor plates, attractive parking, and other amenities;
  • total capitalization from $20 million to $100+ million.

Stated succinctly, M-M Properties targets great assets in great locations.  M-M Properties will specifically focus on assets with long-term prospects for out-performance due to leasing advantages, but which in the short-term may suffer from lack of capital, mismanagement, or underperformance.
